Deck staining on a schedule that suits Atlanta weather

Does water soak into your deck instead of beading? That is the time to stain, before boards gray, check and splinter. We schedule deck stains around pollen season and summer storms.

Deck Staining on an Atlanta-area home

Short answer

Deck staining in Atlanta works best before the old finish is gone, and the signal is water that soaks in instead of beading. Published Atlanta prices run about $522 to $1,187 for a professional deck stain, or $0.50 to $2.50 per square foot to re-stain. We clean, brighten, let the wood dry and stain. Call to book.

Staining on time costs less than restoring later

Stain wears out gradually. Sun breaks down the pigment on the boards, rain starts to soak in, and the surface grays and roughens. Caught at that stage, the job is a cleaning, a brightener and a fresh coat. Left until boards check or a film stain peels, it becomes a restoration with stripping and sanding.

Floors wear faster than rails because they take the sun and the standing water, so the floor often needs a coat while the rails can wait a season.

What the job includes

What a deck staining visit includes

Unless you tell us otherwise, a maintenance stain covers:

  • Moving furniture and grills off the deck
  • Covering plants and the house wall
  • Wood cleaner and a low-pressure rinse
  • Brightener to even the color
  • A moisture check before stain
  • Resetting popped nails
  • Back-brushed stain on the floor, rails and stairs

Transparent and semi-transparent stain

Transparent and semi-transparent stains soak into the wood instead of forming a film, so the grain shows and the finish wears away rather than peeling. That keeps the next coat simple: clean, brighten and re-stain, with no stripping. The tradeoff is upkeep. Transparent stain carries little pigment and fades fastest in full sun, while semi-transparent holds its color longer. On pressure-treated pine, semi-transparent is usually the practical middle ground, and its pigment tones down the green tint new treated lumber starts with.

Solid deck stain

Stained deck stairs with white balusters
Solid rails over a semi-transparent floor is a common pairing.

Solid stain looks more like paint. It hides the grain, evens out mismatched boards and blocks the most UV, which helps on an older deck with patched boards. The catch is that it forms a film, and on a floor that film can wear through in walking lanes and peel where water gets under it. Once solid stain fails, it usually has to be stripped or sanded before the next coat. We suggest it for rails, fascia and older floors, and we go over that tradeoff before putting it on a busy floor.

Railings and stairs

Railings and stairs take the most time on a deck. Balusters have four faces each, top rails need stain on top and underneath, and stair treads see more foot traffic than any other part of the deck. We brush rails and balusters by hand rather than spraying, because overspray on the floor or siding is hard to undo. Treads get a closer look for cupping and split nosings, since a loose tread is a safety problem before it is a finish problem. Solid rails over a semi-transparent floor is a common pairing.

Deck jobs here usually go on in Cabot, Behr or Sherwin-Williams stain, with Ready Seal or TWP when an oil-based penetrating stain suits the wood.

Around Atlanta

Pollen season, new pine and when to book a deck stain

Spring is a riskier time to stain in Atlanta than most people expect. On March 29, 2025, Atlanta Allergy and Asthma recorded a pollen count of 14,801, the highest in 35 years of counting, and pine pollen sticks to wet stain. New decks run on their own clock: Lowe's notes treated lumber may need a few weeks to as long as 6 months to dry before it takes stain, unless it was kiln dried after treatment.

How the job runs

Clean, brighten, dry, stain: the order that matters

  1. Check the deck

Boards, rails, stairs and fasteners get a look, and we test how water soaks in.

  2. Clean and brighten

Cleaner lifts dirt and gray fibers; brightener evens the tone.

  3. Let it dry

Stain waits until a moisture reading says the wood will take it.

  4. Stain and back-brush

A few boards at a time, brushed in so it soaks rather than puddles.

  5. Walk-through

We look for misses and lap marks and tell you when the deck is usable.

What drives the price

What a deck stain costs and why it varies

The deck's footprint is the starting point; its condition decides whether this is a quick maintenance coat or more.

Published range: $522 to $1,187 for a professional deck stain in Atlanta. Source: Angi, 2026. A planning figure, not our quote.

Deck size

More square feet means more cleaner, more stain and more hours.

Rails and stairs

Balusters and stringers take far longer per foot than the floor.

Old finish

Even wear means a quick recoat; peeling stain means stripping.

Stain type

Solid and oil-based stains cost more per gallon than basic transparents.

Height

A second-story deck needs ladders for the fascia and rail undersides.

Choosing between options

Opacity depends on how the deck looks now and how often you want to recoat it.
