Atlanta conditions

What Atlanta rain, pollen and shade do to a paint job

Paint here fails from moisture more often than from sun. Atlanta averages about 49.7 inches of rain a year, and with 45.7% of the city under tree canopy, plenty of houses sit in shade that grows mildew and algae on siding and trim. We wash those walls, kill the growth and let the wood dry before primer goes on.

Spring adds pollen. On March 29, 2025, Atlanta Allergy and Asthma counted 14,801 grains per cubic meter, the highest in 35 years, and that yellow pine dust sticks to anything wet. In heavy weeks we rinse each wall the morning it gets painted, because pollen trapped in a fresh coat dulls it.

The houses set the rest of the scope. About three in four DeKalb County homes were built before 2000, and around Tucker the usual house is a 1950s to 1970s brick ranch or split-level with wood trim and fascia. That means brick that can be painted or limewashed, sills that often need rot repair, and interiors with decades of paint on the doors and baseboards.

When to repaint

Signs your paint has stopped protecting the house

Chalk on your hand

Rub the siding. A white or colored powder means the binder has broken down.

Peeling at sills and trim

Paint lifting on sills, fascia and casing usually means water is getting behind it.

Black or green streaks

Mildew on shaded walls comes back through new paint unless it is killed first.

Open caulk joints

Cracked seams at corners and trim let rain into the wood under the paint.

Soft, spongy wood

A screwdriver that sinks into a sill or fascia board means rot to repair first.

Faded south and west walls

Sun-facing sides fade first; uneven color around the house means a thin coating.

Prep is most of the job: shrubs covered and every loose flake scraped before primer.

On the job

How our crews treat your house while they work

Every Quijano's Painting crew follows the same routine, whether the job is one bedroom or a two-story exterior.

Covered before a can opens

Floors, furniture and shrubs are covered first; plates and hardware come off.

Bare wood gets primer

Wood we scrape or replace is primed before finish paint, so the topcoat has something to grip.

One schedule, kept

You know the start date and the order of rooms or sides of the house before day one.

A walk-around at the end

We go over the work with you, touch up what you flag and haul our trash away.
