Duluth painting for 1990s two-story homes
A third of Duluth's housing went up in the 1990s. Those houses now have builder paint on the walls, original cabinets in the kitchen and foyers too tall to reach from a stepladder.

Short answer
Duluth housing is mostly from the 1980s and 1990s, with a median construction year of 1994 and 33% of homes built in the 1990s. Painting those two-story houses usually means high foyer and stairwell walls, original kitchen cabinets and exterior trim due for its next coat, plus townhome work in attached communities.
Homes in Duluth
From a cotton gin crossroads to a 1990s suburb
Duluth began as a crossroads: cotton merchant Evan Howell built a road from his gin on the Chattahoochee River to Old Peachtree Road, and the settlement grew where they met. It took the name of Duluth, Minnesota, in 1871, after Congress funded a north-south rail line into the community. The river still forms the city's northern boundary, and downtown was revitalized in the early 2000s.
The houses most people live in are much newer. 24.8% of Duluth homes were built in the 1980s, 33% in the 1990s and 16.2% in the 2000s. Two-story plans from those years often have open foyers, vaulted family rooms and long stairwell walls, which are the hardest rooms in a house to paint without proper staging.
Detached houses make up 47% of homes and attached single-family units 16.7%, so townhome communities are common, and just over half of occupied homes are owned. Oak or builder-white cabinets, flat wall paint and aging exterior caulk tend to be where a Duluth job starts.

Scheduling
Planning a Duluth interior around a busy household
Duluth jobs are set up from our Tucker office. When you call, tell us which rooms, how high the foyer goes and whether cabinets are part of it. We set a walk-through, then sequence the work so the kitchen and main rooms are out of use as little as possible, with the tall spaces staged and painted first.

Questions
Painting questions from Duluth
For much of the job, yes. Doors and drawer fronts are sprayed away from the room, while the boxes are cleaned, primed and painted in place. We go over the sequence with you at the walk-through.
Yes. Many 1990s staircases pair an oak rail with oak or painted balusters, and we can restain the rail, paint the balusters white or do any mix you choose.
Sometimes. Planks and extension ladders reach most foyers; very tall or open stairwells may need scaffold or a lift, which we decide during the walk-through.
The community was renamed in 1871, after Congress funded a north-south railroad into it, taking the name of Duluth, Minnesota. Before that it was a crossroads tied to Evan Howell's cotton gin.
