Short answer
Exterior house painting in Atlanta usually runs about $1.20 to $4.25 per square foot, and most of that money goes into prep: washing off mildew and pollen, scraping, repairing soft wood, caulking and priming bare spots. A ranch house usually takes a few working days, a two-story home longer. Call us, and we price it in writing after a walk-around.
What an exterior repaint actually covers
Paint on an Atlanta house rarely fails because the color faded. It fails at the joints, sills and shaded walls where water sits, so a real repaint starts with those places. We wash the whole house to strip mildew, algae and pine pollen, scrape and sand every loose edge, replace or patch soft trim, and caulk the seams that let rain in.
Bare wood and patched areas get primer before any finish coat. Then siding, trim, fascia, soffits, doors and shutters get their coats in an order that keeps drips off finished work, usually top down and one side of the house at a time.

What drives the price
What changes the price of an exterior repaint
Square footage sets the baseline, but these five things move a quote the most.

Height and access
A second story or steep lot means taller ladders, staging and slower days.
Condition of the old paint
Peeling and chalking take scraping, sanding and primer before any finish coat.
Wood repair
Soft sills, fascia and trim boards are replaced or patched before paint.
Surfaces in the scope
Siding only costs less than siding, trim, doors, shutters and brick together.
Paint line and coats
Premium exterior acrylics and a second coat add material cost and last longer.
One-story ranch homes
Ranch houses are the bread and butter of exterior work around Atlanta: long runs of brick with wood or fiber cement gables, deep eaves and a lot of fascia. Most can be painted from ladders, which keeps the job shorter. The detail work is in the eaves, where soffit vents, fascia boards and gutters meet and paint tends to peel first. We check those boards closely, since soft fascia under a leaking gutter is common on older ranches, and we replace it before primer rather than painting over the rot.
Two-story homes

Two-story houses add height, so the work slows down and setup matters more. We set ladders and, where the ground or roofline calls for it, staging so the upper walls get the same scraping and caulking as the lower ones instead of a quick spray over old failures. Gable ends, dormers and the trim above porch roofs are the usual weak spots, and they are also the hardest to reach later, so they get extra attention while we are up there.
Mixed brick and siding houses
Plenty of Atlanta homes combine brick on the lower story with siding or a gable above. The two surfaces need different products: brick takes a masonry primer, mineral paint or limewash, while siding and trim take an exterior acrylic. We plan the color split so it looks intentional where the materials meet, and we keep paint off brick you want left natural by masking the transitions rather than cutting in freehand. If the brick was painted before, we test how well the old coat holds first.

Around Atlanta
Why Tucker and DeKalb houses need more prep than paint
Much of the housing around our Tucker office went up in the boom after World War II: brick ranches and split-levels from the 1950s to the 1970s with wood trim, fascia and siding gables. On those houses the brick usually holds up and the wood does not. We expect soft sills, rotted fascia ends and decades of paint layers on the trim, and we price that repair into the scope instead of finding it halfway through.
How the job runs
How an exterior job runs, day by day
Walk-around and scope
We check every side of the house, probe soft wood and write up surfaces, prep and colors.
Wash and dry
A soft wash strips mildew and pollen; the wood dries before anything else happens.
Scrape, repair and caulk
Loose paint comes off, rotted boards are fixed and open seams are sealed.
Prime and paint
Bare and patched spots get primer, then finish coats go on top down.
Final walk
We walk the house with you, touch up anything you flag and clear the site.
Questions
Exterior House Painting questions we hear in Atlanta
It depends more on prep and exposure than on the calendar. Chalking, peeling at sills and open caulk joints are the signals to watch, and shaded or sun-baked walls usually go first.
Yes. We start early, follow the shade around the house and stop coats before afternoon storms roll in.
We can paint gutters and downspouts to match the trim when they are sound; we note any that are loose or leaking.
Yes. Soft sills, fascia and trim boards are repaired or replaced and primed before any finish paint.
No, as long as we can reach outdoor water and power. We do walk the job with you at the start and the end.
Yes. Big color changes sometimes need an extra coat, which we note in the written scope.
