Painting exterior trim, soffits and fascia in Atlanta
Paint peeling along the roofline while the siding still looks fine is a common sight. Trim takes the most water and sun on a house, and it can be repainted on its own.

Short answer
Exterior trim painting in Atlanta covers fascia, soffits, window and door casing, and porch columns, the parts of a house that peel first. We scrape to sound paint, repair soft wood, caulk joints, prime bare spots and apply two coats of exterior trim enamel, giving the wood a sealed surface again between full repaints.
Why trim fails years before the siding does
Trim has more edges, joints and end grain than any other part of the exterior, and each one is a way in for water. Fascia sits behind gutters that overflow; sills catch rain and hold it; column bases stand on wet porch floors. The paint on those boards goes first, and the wood follows if it is left bare.
A trim repaint buys time between full exterior jobs, lets you change the trim color without touching the siding, or sharpens a house before a sale. We treat it as repair first and paint second.

What drives the price
What a trim, soffit and fascia repaint costs
Trim is priced by the linear foot and by how much repair sits under the paint.
Published range: $1 to $4 per linear foot for exterior trim, and $3 to $6 per linear foot for eaves, fascia and soffit. Source: Angi, national data, October 2026. A planning figure, not our quote.
Linear footage
Long rooflines, wraparound porches and many windows add up.
Rot repair
Each soft fascia end or sill adds carpentry before paint.
Height
Second-story eaves need taller ladders and more setup.
Detail
Dentil molding, brackets and balusters take hand work.
Color change
Going from dark trim to white usually needs an extra coat.
Fascia and soffit boards
Fascia is the board along the roof edge that the gutters hang on; soffits close the underside of the eaves. Fascia rots from overflowing or leaking gutters, usually at the ends and corners. Soffits mildew in the shade and peel where attic moisture reaches them. We probe the fascia for soft spots, replace rotted lengths, and scrape and sand peeling paint while keeping soffit vents open. Bare spots get primer, then two coats of exterior enamel. If the gutters are causing it, we say so, since paint will not survive another season of overflow.
Window and door casing

Window sills and the bottom of door casing hold more standing water than anything else on a wall. That is where paint cracks, then lifts, then lets the wood turn gray and soft. We scrape casing and sills back to sound paint, fill rotted spots with epoxy or replace the piece, and recaulk the joints between casing, siding and window frame. Glazing putty on older wood sashes is checked and patched. Sills get an extra coat because they face the sky, and we keep paint off moving parts so windows still open when we leave.
Columns and porch trim
Porch columns, railings, beadboard ceilings and porch trim take weather from every side. Hollow wood columns often rot from the bottom up, because the base sits on a wet floor and the end grain wicks water. We check every column base and plinth, repair or replace rotted sections, and make sure the base can drain and dry. Railings and balusters are scraped and primed one by one, which takes time on a long porch. Porch ceilings are painted first, top down, so drips never land on finished trim below.
What the job includes
What our trim repaint covers
Some painters price trim as a quick color coat. Ours covers the repairs that make the paint last:
- Probing fascia, sills and column bases for soft wood
- Replacing or epoxy-filling rotted sections
- Scraping and sanding loose paint to firm edges
- Recaulking casing, corner boards and joints
- Priming bare wood and every repair
- Keeping soffit vents open and clean
- Two coats of exterior trim enamel
- An extra coat on window sills and thresholds
Around Atlanta
Tree shade, gutters and fascia around Atlanta
Atlanta is a city of trees: a Georgia Tech assessment found 45.7% of the city's land under canopy in 2023, and 72% of the remaining trees stand on land zoned for single-family homes. That shade keeps houses cooler, but it also fills gutters with leaves and pine straw, keeps soffits damp and feeds mildew. Clogged gutters overflow onto fascia, which is why so many fascia boards here rot at the corners. We check the gutter line on every trim job and tell you if it is causing the damage.
How the job runs
How a trim-only repaint runs
Walk the roofline
We probe fascia, sills and column bases and note every soft spot.
Wash and scrape
Mildew comes off the soffits; loose paint comes off everything.
Repair
Rotted wood is replaced or filled with epoxy and sanded flush.
Caulk and prime
Joints are sealed and bare wood primed.
Two coats of enamel
Trim gets its finish coats, sills an extra one, then a final walk.
Do it yourself or hire it out
Trim jobs worth doing yourself and the ones to skip
Low trim on a one-story house is a fair weekend project; height and rot change that.
| Task | Doing it yourself | When to call a painter |
|---|---|---|
| Front door casing and low trim | Scrape, prime and two coats from the ground. | When the wood is soft or the paint is thick. |
| Fascia on a one-story house | Possible from a stable ladder. | When boards are rotted. |
| Two-story fascia and soffits | Not a safe first ladder job. | Any time the roofline sits above a single story. |
| Window sills | Fill small cracks and touch up. | When the sill is soft or the frame is rotting. |
| Porch columns | Repaint sound columns. | When the base is soft or split. |
Questions
Trim, Soffit & Fascia questions we hear in Atlanta
Yes. Trim-only repaints are common and keep the wood protected between full exterior jobs.
Only when the fascia behind them is rotted. Otherwise we paint around and under them.
Satin or semi-gloss. The harder, smoother film sheds water and wipes clean.
Shade and damp air feed it. Washing before paint and a mildew-resistant coating slow it down.
Yes. Small soft spots are filled with epoxy; badly rotted sills are replaced before paint.
