Dunwoody, DeKalb County
Repainting Dunwoody's 1960s and 1970s subdivisions
Dunwoody stayed rural until the 1960s, then filled with subdivisions quickly. On the houses from that first wave, the exterior wood is where the years show.

Short answer
In Dunwoody, 27.9% of homes were built in the 1970s alone, more than in any other decade, and the area was rural until the 1960s. Houses from that boom usually need siding and trim prep and deck stain outside, plus kitchen and room updates inside, while large condo and apartment buildings hold much of the rest.
Homes in Dunwoody
From farmland to Perimeter: the houses Dunwoody's boom left
Dunwoody remained rural until suburban residential building started in the 1960s. In 1971 the Spruill family sold a large part of their land for Perimeter Mall, and Dunwoody Village was finished the same year. Housing followed fast: 13.6% of today's homes were built in the 1960s and 27.9% in the 1970s. The area did not incorporate until December 1, 2008, after a three-year cityhood campaign.
Those 1960s and 1970s subdivisions are the oldest layer of Dunwoody housing. Where a house of that era combines brick with wood or hardboard siding, the siding, trim boards and deck weather much faster than the masonry. Peeling on a shaded wall, or a deck gone gray, usually means stripping or sanding before new coats will hold.
Detached houses are 44.3% of the city's housing, and 20.7% of units sit in buildings of 50 or more. That split creates two kinds of work: full repaints for owners of single-family homes, and unit turnovers in the larger condo and apartment buildings.

Scheduling
Planning a Dunwoody exterior around siding and stain
We plan Dunwoody work from the Tucker office on 4th Street. Call, describe the house and any deck or fence, and we set a walk-through. Stain needs dry boards and a dry forecast, so decks usually come after the siding and trim are finished. In an occupied condo, rooms are painted one area at a time so you keep a usable space.
Questions
Painting questions from Dunwoody
Stain usually lasts better on deck floors because it soaks in instead of forming a film that peels under foot traffic. Solid stain or paint works well on railings, skirting and stair stringers.
Yes, if the boards are still sound. Swollen or soft edges are replaced first, and every cut end and seam is sealed and primed before the finish coats.
Yes. Walls, doors and trim in condo units are painted around the building's rules for work hours and elevator use, which we confirm with you before the start date.
Dunwoody officially became a city on December 1, 2008, after a three-year cityhood movement and a July 2008 vote.
