New Construction Painting on an Atlanta-area home

Short answer

New construction painting in Atlanta covers custom homes, additions and major renovations, from priming fresh drywall to the final punch-list touch-ups. The work slots between drywall finishing and flooring, then again after other trades are done. We prime new drywall and bare wood, paint ceilings, walls and trim, and coordinate with the builder schedule. Call to plan it.

Paint is one step in a long build schedule

On a new house, painting happens in a window that other trades set. Drywall has to be finished and dry, trim has to be installed and nailed, and the flooring crew is waiting for the walls to be done. Miss the window and everyone downstream slides.

New drywall and bare wood soak up paint unevenly, so priming matters more here than on a repaint. We prime all new board with a drywall primer, caulk trim joints and nail holes, then paint ceilings, walls and trim in the order that keeps overspray and drips off finished work.

After cabinets, counters, fixtures and flooring are in, we come back for the punch list: dings and scuffs from the other trades get touched up before the owner walks through.

What drives the price

What sets the price of painting a new house

New construction is priced from the plans and the finish schedule. These five things move it most.

Square footage and ceiling height

Tall foyers and vaulted rooms need lifts or scaffolds.

Number of colors

One wall color through the house is faster than a different color per room.

Trim and doors

Crown, wainscoting and many interior doors add the most labor.

Spray or brush finish

Spraying empty rooms is faster; detailed trim may still need a brush.

Exterior scope

Siding, trim, porch ceilings and doors are priced separately from interiors.

Custom homes

Custom homes usually come with an owner who has picked colors room by room, more trim profiles than a production house and a few rooms that need extra care, like a stained front door or a painted built-in. We work from the color schedule the owner or designer approves, prime every surface and spray or roll as the room allows. Interior doors and trim are often sprayed before they are hung or while the house is empty, which gives a smoother finish than brushing them later. Exterior trim and siding get paint once the weather and the builder schedule allow.

Additions and renovations

New addition painted to match the original house
Additions are matched to the house they join.

An addition has to match the house it is attached to, so color and sheen matching matter as much as coverage. We match existing wall and trim colors, prime new drywall where it meets old plaster or board, and feather the transition so the joint between old and new disappears. On the outside, new siding and trim on an addition often need the whole wall repainted so the old and new paint weather the same way. We plan work around the parts of the house you are still living in.

Builder schedules

Builders need a painter who shows up in the window and leaves the house ready for the next trade. We take our start date from the builder or site manager, confirm the drywall is finished and dry before priming, and tell them the day the rooms will be ready for flooring and fixtures. Touch-up visits after the other trades finish are part of the plan from the start. If a change order adds rooms or changes colors, we price it before doing it, so the builder is never surprised by a bill.

What the job includes

What a new construction paint scope includes

We write each scope to the plans, but most include:

  • Drywall primer on all new board
  • Ceilings in flat white or specified color
  • Walls in the approved color schedule
  • Caulking and filling trim and nail holes
  • Interior doors and trim in enamel
  • Closets, pantries and laundry
  • Exterior trim, siding and porch ceilings
  • Punch-list touch-ups after other trades

New homes we paint usually get Sherwin-Williams or Benjamin Moore finish coats over a drywall primer such as Zinsser or Kilz, with PPG and Behr lines on builder budgets.

Around Atlanta

Painting in a metro that keeps pulling permits

Metro Atlanta keeps building. Census figures show permits for new single-family homes in the Atlanta, Sandy Springs and Alpharetta metro area running between 1,823 and 2,085 a month from March to July 2026. Every one of those houses needs paint in a short window between drywall and flooring, and the trades stack up behind each other. We confirm the window with the builder early, so the painting is booked before the drywall crew finishes.

How the job runs

Where painting falls in the build

  1. Read the plans and schedule

We price from the plans and confirm the window with the builder.

  2. Check the drywall

Finishing has to be complete and dry before primer goes on.

  3. Prime and caulk

New board gets drywall primer; trim joints and nail holes are filled.

  4. Paint ceilings, walls and trim

Coats go on in an order that keeps finished work clean.

  5. Punch list

After the other trades finish, we touch up dings and scuffs before the walkthrough.
