Stain or paint for a deck in Georgia humidity

By Myron Pendleton, Painting and Color WriterUpdated October 2026

Paint looks great on a deck for a season or two. The trouble shows up later, on the boards that stay damp longest. Here is how stain and paint actually wear on a wood deck around Atlanta.

Short answer

For most Atlanta decks, a penetrating semi-transparent stain holds up better than paint on the walking surface. The USDA Forest Products Laboratory says paints and solid stains tend to trap moisture and fail by peeling, though they can do well on railings. Professional deck staining in Atlanta runs about $522 to $1,187.

Why paint peels on deck boards but holds on railings

A deck floor catches every rain, holds puddles in cupped boards and takes all the foot traffic. The USDA Forest Products Laboratory says film-forming finishes such as paints and solid-color stains are prone to trap moisture and fail by peeling, and it recommends penetrating finishes for decks. The Southern Forest Products Association adds that paint and solid stains are not recommended for decking or stair treads because they show wear on the paths people walk.

Railings are different. They shed water and see little wear, and the Forest Products Laboratory notes that paint and solid stains may perform quite well there.

Georgia adds moisture from every direction. Atlanta averages about 49.7 inches of rain a year, spread through all seasons, and decks under trees dry slowly. A University of Georgia article traced the blotchy, gray look on outdoor wood to mold and mildew fed by uneven wetting from rain and dew.

Deck finishes from clear to solid, compared

FinishHow it worksHow oftenWhere it fits
Clear water repellentSoaks in; no colorAbout 1 year on exposed deck surfaces (Forest Products Laboratory)New decks, short-term protection
Semi-transparent stainPenetrates without forming a layer, so it does not blister or peelEvery 2 to 3 years (Fixr)Most deck floors and stairs
Solid stainHeavy pigment that forms a film like paintRecoat when worn; peels where wood stays wetRailings, skirting, lattice

Pigment matters inside the stain family. The Forest Products Laboratory explains that pigment shields both the wood and the mildewcide from sunlight, which is why tinted finishes outlast clear ones. The long life some cost guides give paint assumes the film never lets go; once water gets under it on a walking surface, the fix is stripping, not another coat.

New pressure-treated pine: how long to wait

Fresh treated lumber is often wet from the treatment. The Southern Forest Products Association says to wait about 30 days before an oil-based semi-transparent stain and about six months before paint, while lumber re-dried after treatment can be coated right away. The Forest Products Laboratory suggests letting new decking weather 2 to 3 months, noting that waiting longer opens the wood to take more finish but invites checking.

The association's splash test settles it. Pour water on dry boards: if it beads, the wood is not ready; if it soaks in, it will take stain. The same test on an older deck tells you when the finish has worn out.

Painting costs more to apply than staining, and getting paint back off adds a stripping step that a stained deck never needs. Fixr prices stripping plus staining at $3 to $8 per square foot nationally.

Ways out of a peeling painted deck

  • Stay with a film. Scrape and sand the loose areas, spot prime and recoat with solid stain or deck paint. It is the cheapest next step, and the peeling tends to return on the same wet boards.
  • Strip to wood. Chemical stripper, rinsing, brightener and sanding, then a penetrating stain. It costs more once and resets the upkeep cycle.
  • Split the deck. Strip the floor and stairs for penetrating stain and keep solid color on the railings, where the Forest Products Laboratory says film finishes can hold up.

Cracked, soft or badly cupped boards are worth replacing before any of these, since a new finish will not save them.

Upkeep that stretches the time between coats

  • Rinse off pine pollen and leaves each spring; a wet mat of either holds moisture on the boards.
  • Trim shrubs back from the deck edges so air moves under and around it.
  • Watch the stairs and the path to the door. They wear first and can be touched up between full coats.
  • Do the splash test once a year, and recoat while the stain is thin rather than gone.
  • Check yearly for soft wood, loose connections and wobbly guard rails, as the Southern Forest Products Association recommends.

A maintenance coat on clean, sound wood is a fraction of the work of a strip and restain. Fixr puts routine deck upkeep at $100 to $300 per year nationally.

Picking stain weather in Atlanta

Sherwin-Williams calls 70°F ideal for exterior staining, with a safe range of 50°F to 90°F, and says never to stain in direct sunlight. April and October average highs of 72°F and 73°F with the lowest normal rainfall of the year, so they suit deck work well. Midsummer highs near 89°F push the top of the range, so summer staining happens early in the day or under cloud cover. Our article on exterior painting weather covers the month-by-month detail.
